We sure do. We manage and lease rental properties and have leases coming up all year round. Whether it be for a family, group of mates or working couple!
How do I apply to rent a house?
Applying for a rental property can be a little intimidating, but finding your new home can be an exciting experience too!
Here are some tips for applying for a new home:
- Register for the first inspection available (you don’t want to miss out!)
- Start completing your online application form prior to the inspection
- Complete the application in full, prepare all required documentation
- Include a copy of your rental payment history (from your current agent) and/or bank statement
- Include a cover letter to give us more info about yourself
- Include photos or a reference letter for your pet/s
- Inspect the property to ensure it suits your requirements
- Submit your application
I’m a property owner looking to rent my home out. How can I arrange property management through your company?
We are always on the lookout for new properties and offer owners value-for-money property management services. Contact our office with your details or complete a Rental Appraisal Form below. This form can be completed on your tablet or phone if you have ‘Adobe acrobat reader’ installed from your app store.
I have a group of friends that I want to rent with. Can we apply as a group and rent the whole house?
Of course! Whether you have 2 friends or 5, we can help you find a suitable home for your living arrangements. Simply register with us and browse our list of available properties. If we don’t currently have a property that is suitable for your group, we will do our best to assist you and your friends.
If I am successful, what happens next?
We will contact you so we can start to arrange all the necessary paper work with you and set-up a move-in date.
How much is the Bond?
New property rentals require pre-payment of a bond. A bond is used as security for the property when new tenants move in. Whether it be renting a whole house or renting a room, the bond amount required to be paid is usually a minimum of 4 weeks rent. This is then lodged with the RTBA, who holds the bond money. The bond money is returned at the end of the lease, pending an inspection of the property and providing all payments are made and there are no other issues. If you have questions about the amount of bond required, or how it is to be paid, please don’t hesitate to contact us.
When & how does rent need to be paid?
The majority of our properties require rent to be paid monthly in advance. For example, if you move in on a Monday the 5/10/2020, 1 months’ rent is required in advance to cover the coming month. So then your next rent payment is due on the 4/11/2020 which again will cover the next months’ in advance.
The preferred method to pay rent is via your internet banking using Internet Bank Transfer. However, we also have Direct Debit, BPAY and Credit card payment opinions.

I’ve lost my keys and can’t get into the house or my room!
If you have lost your keys or locked yourself out you will need to call a locksmith at your own cost. Alternately you can contact us for a new key and a $200 after hours key charge will apply, which needs to be paid prior to the property being opened. If you lose your key during business hours, a $20 key charge will apply. Contact us if you have any more questions.
Who do I report property damage to?
If emergency repairs are required, such as repairs for a: burst water tap, serious roof leak, blocked or broken pipes, dangerous electrical hazard, flooding, storm or fire damage, failed essential service or appliance please contact us straight away. Your property manager will arrange any necessary repairs with you. Alternately for any NON-urgent matters, please complete a maintenance request form below.
My lease is up & I am moving out, what do I have to clean?
When moving out you are required to wash your mattress protector and have your bed and carpet steam cleaned. A copy of the carpet cleaning receipt will need to be provided. You are also required to ensure the common areas are left cleaned on the day you move out. Please download our cleaning check list to ensure nothing is missed. Please note, if the house/room is not cleaned to a satisfactory condition, the costs to have it clean will be deducted from your bond.
Are pets allowed in rental properties?
Pets may be allowed in some rental properties. This varies from owner to owner and also depends on the type of pet. Please contact us if you are looking to rent with a pet.

Only once you have inspected the property can you formally apply to rent a room. You need to complete an application form. Once this has been reviewed by our property managers and you are accepted we will contact you to arrange the tenancy contract and of course, provide you with the keys! I will be starting university in February. How soon do I need to apply?
February and July are the busiest times for placement and therefore rooms are filled very quickly. We advise you to register your interest well before this time or ideally as soon as you know which university you will be going to. December and January is the ideal time to contact us. This will allow us to confirm your information and contact you if a suitable room comes up. Please complete the form below to register.

Who will I be living with?
We try to ensure (to the best of our ability) that we match the right people with the right personalities when it comes to your house mate. We want to create a friendly, warm environment and we encourage you to be open and honest so we can best meet your needs. When conducting an inspection, we encourage (where possible) for current and prospective tenants to meet. Otherwise we are happy to tell you a bit about the current tenants.
Are all bills included in the rent?
In share / rooming houses all bills are included. That being gas, electricity, internet and water. The internet plan and speed will vary from house to house. If you are renting the whole house with a group of friends on one lease, then bills will not be included. If you are unsure about a particular property please contact us for advice.
Do you only cater for students?
We cater for anyone who is looking to move into a share / rooming house. However if you are working full time and looking to share a house, you need to consider that a lifestyle of someone at university may be different to yourself.
When & how does rent need to be paid?
The majority of our rooms require rent to be paid fortnightly in advance. For example, if you move in on a Monday the 5/10/15, 2 weeks rent is required in advance to cover the coming two weeks. So then your next rent payment is due on the Monday the 19/10/2015 which again will cover the next two weeks in advance. This information will be provided to you but it is your responsibility to ensure you know when rent is due to be paid.
The preferred method to pay rent is via your internet banking using BPAY. Basically you pay your rent just like you do with other bills using BPAY. Your property manager will explain this in full and show you how easy it is. Please contact us if you are unsure.
My lease is up & I am moving out, what do I have to clean?
When moving out you are required to clean the whole house thoroughly and ensure the garden is neat and tidy. This includes but not limited to the bathroom, oven, kitchen area, bedrooms etc. You will also need to have the carpet steamed cleaned. A copy of your receipt will need to be provided. What types of facilities are available?
The range of facilities will depend on the individual property. The majority of properties are already furnished however each house varies in regards to how much furniture is supplied. For example; some may have a barbecue and a desk in your room, where others may not. Whatever your preference, we will be able to assist you in finding the right property.
